I was about to suggest the first option until I saw the lens … may be desirable but not a good idea. If you have obtained 18 to 55, maybe even VR version, rather than Tammy 28-300 lens, then I would call it a deal if all equipment is in good condition. The 18-55 is only a kit lens too, but apart from being slow (ie, the maximum aperture small) is surprisingly good. Or get the Tamron lens, but be prepared to replace a place soon. The D40 has been interrupted for nearly three years, so get one that has been used only about a year seems unlikely.
